Where you created even more value was when you helped me with selecting which one of the two above asking offers to accept. You correctly evaluated the prospective buyers with the higher (contingency) offer as likely to go through with the transaction which allowed me to feel confident enough to reject the lower (but still well above asking price) non-contingent offer. This one decision essentially made your entire commission “free” to me.
You could easily have pushed me towards the easy non-contingent offer and secured a quick closing without any risk to you. But you put my interests first! That made me an extra $75k. Bravo!!!
